<p>Much of the development has been able to restore the central city districts in New Orleans, but many of the outlying suburbs still lay in ruins.<span> </span>Many new housing developments are allowing more and more people to return to the city.<span> </span>In the Lower 9<sup>th</sup> district of the city, Brad Pitts Make It Right Foundation has worked hard to raise money to help build new storm-resistant homes.<span> </span>Currently there are about 3,800 vacant properties in the Lower 9<sup>th</sup>.<span> </span>Nevertheless, New Orleans still faces many obstacles that are preventing the city from being completely rebuilt.<span> </span>The <a class="zem_slink" title="United States Army Corps of Engineers" rel="wikipedia" href="http://en.wikipedia.org/wiki/United_States_Army_Corps_of_Engineers">Army Corps of Engineers</a> have recently announced that they are behind schedule in completing 13 levee repair projects.<span> </span>Senator Mary Landrieu has also stated that although there is a lot of money ready to be invested in rebuilding the city, much of the actual construction still hasnt begun.<!--EndFragment--></p>

The two most common types of mortgages are fixed rate mortgages and adjustable rate mortgages. A fixed rate mortgage offers the advantage of the same interest rate over the entire length of the loan. So, if you obtain a 5.5% interest rate on your mortgage when you purchase your home, you can be assured that your interest rate will remain 5.5% until you sell your home, pay off the mortgage or refinance your home loan. This can be especially advantageous for home buyers who are committed to a budget and do not want any surprises.<br/><br/>An adjustable rate new home mortgage can offer a lower interest rate at the time you purchase your home. If you do not think you will be in the home longer than a few years, this can be quite attractive. The key to keep in mind with an adjustable rate mortgage is that the interest rate could rise at some point in time; however. In most cases, an adjustable rate mortgage will contain cap limitation, both the amount that the rate can rise as well as how often it can rise during a specified period of time.<br/><br/>You will also need to consider the term of your new home mortgage. At one time, the most common terms for a home loan were 15 years and 30 years. Today; however, lenders have recognized that the needs of homeowners have evolved and as a result, there are many more options including 10 years, 20 years and even 40 years. When choosing a term for your loan, remember that a shorter term mortgage will allow you to pay off your mortgage sooner and save money in interest overall; however, your monthly mortgage payments will be higher. A longer term mortgage will provide the benefit of lower monthly mortgage payments; however, it will take longer to pay off your mortgage and you will pay more interest over the duration of your mortgage.<br/><br/>Beside the type of new home mortgage and term, your mortgage payment will also be dependent on your ability to qualify for the best interest rate. Lenders must take into consideration the amount of risk they may be incurring when they approve a home mortgage application. If you have a low credit score, they may feel you are a higher risk. As a result, you may not be able to qualify for a low interest rate. If your credit score is good, then you will be considered a lower risk and consequently, you can qualifier for a better interest rate. This means your monthly mortgage payment will be lower.<br/><br/>Finally, the amount of debt that you are carrying could impact the interest rate you are able to qualify for. As a general rule of thumb, most lenders prefer for an applicants total housing costs not to exceed 30% of their pre-tax monthly income and total debt not to exceed 36% of their total pre-tax monthly income. There are exceptions in some cases; however, so be sure to speak with your new home mortgage lender about your situation.<br/><br/><br/><br/><a href=''></a></div>

The energy here is fast-paced and competitive. The city forward thinking, a &#8220;yes&#8221; thinking city and &#8220;no&#8221; is not in the vocabulary for growth.<br/><br/>Houston is an outstanding city, full of anything and everything a family or business professional would desire. Diversity, upscale master planned communities are a part of the landscape. Old is coming down and new is going up. It is the 4th largest city in the nation with over 2 million calling it home.<br/><br/>Where the city is lacking in highway and road improvements it makes up with energy to stay ahead of its busting seams. Construction is moving up, when it can&#8217;t move out. Community development of Houston new homes are everywhere, in every section of the inner city and suburbs with no end in sight.<br/><br/>As well, all area suburban communities, in one suburb, Sugar Land new homes are booming. In either the inner city or the suburbs you will find the best places to live in America. Cultural and economic diversity are evident in every corner and section.<br/><br/>Upscale condos, town homes are taking the place of older homes. Price ranges of newly constructed homes in some neighborhoods are priced in the millions. Added amenities to the neighborhoods are in Houston. Golf course communities, parks, jogging trails, and man made lakes are within each master planned community. There is something for everyone.<br/><br/>Houston&#8217;s cost of living index is appealing since it is one of the lowest in the nation. With a slight downturn in home sales it amazingly has not changed in home and business facility construction. Maybe this is a forecast that the city will hold strong in a storm better than many other cities.<br/><br/>This city has something for everyone. Whether single or a family of four (or more); whether entrepreneur or employee, any race, any faith, any income level, Houston has a place for you. If you fall under these three categories, yes, you should go out and purchase a new home today.<br/><br/>Builders are offering unbelievable deals on the purchase of a new home. Some builders are knocking tens of thousands of dollars off the purchase of a new home. In Arizona you can find homes for as low as $99,000 are you kidding me! Builders are bending over backwards to sell a home because their inventory of move-in ready homes is high. This is obviously a good thing for most home buyers. Get your free pool, upgrades, or take thousands of dollars off the price.<br/><br/>If you have good credit you can take advantage of most if not all of these great specials. Builders and lenders will give you prime savings on your home/loan. This is the case with all big purchases, but especially applies to the purchase of a new home in todays market. I know of one builder who will shave up to $100,000 off the price just to get rid of the home. Everyone is scared to make such a big buy when the market is the way it is, but if you plan on staying in your new home for a few years, buying now will save you thousands and you will have more homes to choose from.<br/><br/>Yes, the Real Estate market is down all over the nation. However, as you know, the overall economy is strong in America and will help the real estate market bounce back. There is a lot of talk stating that the real estate market will stay this way for a few years. Though not impossible, I believe this to be highly unlikely. The powers that be will not let the real estate market continue as is and I think that we are getting close to stabilizing. If you are buying a home for you and your family then now is the time to buy. You can get into a home for cheap and watch the value of your home increase drastically over the years. Most think that if they buy a new home now it will only decrease in value, this may happen but couldnt you pay more for the same home later, have less home choices or miss out on great incentives and interest rates?<br/><br/>The market will not likely get any worse. Actually, I believe that the market will begin to stabilize in the next 6-10 months. With the Fed reducing the interest rates and rumors that it will lower them again. We will start to see prices plateau and then start to slowly increase. If you have good credit, want to buy a new home and plan on staying in your home for years, then right now is the perfect time to buy.<br/><br/><br/><br/><a href=''></a></div>
